LIBRO DE EDIFICIO

In order to obtain an Escritura on a new house at the Notary it has always been necessary to produce an Architects Project, a building licence and a Final de Obras.

However from 7th April 2010, in accordance with Decreto 60/2010 it has been necessary to include these documents in a new document called a LIBRO DE EDIFICIO. This contains the previous documents plus several other reports from the architect.

For projects commissioned from that date the Architects Project on the house will include this new paperwork.
However, because of the delay faced by many in obtaining their documents, this is another hurdle to be overcome.
This should be the responsibility of the builder, but many house owners are faced with the prospect of paying extra for this documentation. Quotes from architects range from 250 euros to 1000 euros.
